Pre-delivery inspection of common areas
WHAT IS IT ABOUT ?
Before taking possession of your new condominium building, it should be inspected to report any deficiencies to the contractor, which he will then have to correct and/or complete. This is called a “Pre-Delivery Inspection of common areas”. This inspection is carried out according to a pre-established list provided by the Régie du Bâtiment du Québec (RBQ). Jointly carried out by the condominium association (as soon as it has been set up and is in control of the building), by a building professional appointed by the management council and by the contractor, the inspection follows five strict steps (to be read here). Note that a breach of one of these steps may invoke the rule of presumption of receipt which may have an impact on the level of certain guarantee coverages.
If important work remains to be done, the professional mandated by the management council cannot proceed with the acceptance of the common areas. The management council must then immediately ask the contractor in writing, with a copy to the administrator, to complete the work by sending him the list prepared by the professional.

Each pre-reception request begins with a physical and visual inspection of the condominium (with the support of a drone, crane or nacelle if necessary). It will also be an opportunity to consult all the documentation necessary for the understanding and preparation of the report.

KNOW HOW TO DECRYPT
MONTHS
Maximum time to complete the reception of the common areas after the end of the work. This period is provided for by the Regulation respecting the guarantee plan for new residential buildings (subject to 4 conditions – see following figure).
CONDITIONS
Number of necessary conditions without which there is no presumed reception of the common parts. These conditions are listed here (official site of the Régie du Bâtiment du Québec).
PROFESSIONAL ORDERS
Number of Professional Orders authorized to carry out a pre-acceptance inspection. Only members of the Order of Architects, Engineers or Professional Technologists are competent to carry out this inspection.
